URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings

Two other parcels re-zoned for household development are at Woodlands Drive 17 and Bukit Panjang Ring Road.

The inner site has pockets of housing locations, a proposed site for a park, and a proposed area for a place of worship. The majority of the locations in this parcel are going to have a gross plot ratio (GPR) of 3.9 or 4.2.

Different residential development sites in the area consist of those on Anchorvale Street, which can produce between 6,000 and 7,000 new residences, adds Lee. Hence, anywhere from 10,500 to 12,000 brand-new residences might be offered in Sengkang in the future, including executive residences and personal real estate.

Five land parcels were rezoned as part of the latest change to URA’s Master Plan 2019. 3 of the locations reside in Sengkang, one in Woodlands and the other in Bukit Panjang. The modifications are “to facilitate property development that is going to sustain the interest for real estate in the locations as well as allow more locals to get simpler access to services and public transport, claims URA.

The parcels in Sengkang remain in the Fernvale subzone, bounded by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Road to the South and Jalan Kayu to the West. 2 roads detached the three parcels. “The Fernvale area is an extension of Sengkang town and brings residents closer to Seletar Aerospace Park,” claims Lee Sze Teck, senior director of information analytics at Huttons Asia.

The land parcel at Woodlands sits opposite the Singapore Sports Academy and can generate 1,000 houses, according to Lee. Reverse the road, a government land sale (GLS) spot at Champion’s Way was marketed for $904 psf per story ratio in September 2023 to City Developments Ltd. The place can be become a 350-unit exclusive residential project.

The western parcel is suggested to be zoned as a pure housing site (based on detailed preparation). Huttons’ Lee believes the westernmost site in Fernvale could house an MRT terminal for a brand-new line spreading from Woodlands to Greater Southern Waterfront and travelling through Sengkang. If so, the brand-new terminal will offer the upcoming house in Fernvale. “Nevertheless, it might take years for thorough planning on the brand-new track to be recognized,” he adds.

On the other hand, the site at Bukit Panjang is currently inhabited by Beacon Primary School. Lee estimates that the location can generate 900 to 1,000 residence units and likely be brand-new Built-to-Order condos.

The easternmost parcel furthermore includes a small site zoned for residential, an additional location for a park, and a proposed area zoned for health and primary care. The locations in this parcel might be built much higher on average than the previous location, with a bigger gross plot proportion of 4.0 or 4.2.

The 3 parcels in Sengkang have the possible to be turned into a total of 4,500 to 5,000 brand-new homes in the future, Lee estimates. He strongly believes the household units may be a mix of HDB, exec condo units (ECs) and personal housing.
